Why Instant Estimates Are Usually Wrong

Automated valuations are useful for one thing: telling you roughly what neighborhood of value you're in. They're built from public records and recent sales, and they're genuinely good at that. What they cannot do is look at your house.

An algorithm doesn't know you redid the kitchen, that you back to a retention pond, or that the comp down the street had a finished basement and yours doesn't. Those three things can move a number six figures.

Here's what they consistently miss in Central Indiana. Condition and updates, because permits don't capture most renovations. Lot position, which matters enormously on a golf course, a reservoir, or a busy road. School district boundaries that don't follow city lines — parts of Fishers are Lawrence Township, not HSE, and that changes value. And the subdivision distinctions that locals know and databases don't, like which section of Sandstone an address is actually in.

So use the estimate as a starting point. If you're making an actual decision — listing, refinancing, buying out a sibling, planning a move next spring — get a real number from someone who has been inside the comparable houses.
