The short version

Buying or selling a home is one of the largest financial decisions most people ever make, and it's usually made under time pressure, with incomplete information, while the rest of your life keeps going. That gap — between what's at stake and how little time anyone actually has to think it through — is where I do my work.

My clients are mostly homeowners and families in Central Indiana going through a change. Moving for a job. Needing more room. Downsizing after the kids leave. Relocating in from out of state. Buying a first house and not entirely sure what they're looking at. In almost every case they've already spent time on Zillow, talked to friends, and looked at recent sales — and then realized that having information isn't the same as knowing what to do with it.

Information isn't interpretation. Anyone can pull a comp. Knowing which comps actually apply to your street, and what to do about it, is the job.

How I actually work

I'm a solo agent. That's deliberate. When you call, you get me — not a coordinator, not a junior member of a team, not whoever happened to be on floor duty. The tradeoff is that I take on fewer clients at a time. The benefit is that the person advising you on the offer is the same person who walked the house, and the same person who'll be on the phone with the lender at 8pm when something goes sideways.

Most of my business comes from people I already know — past clients, neighbors, and folks I've met through community work and volunteering with local nonprofits. That shapes how I operate more than any sales training could. I'm going to run into you at the grocery store. I'd rather tell you a house is a bad idea and lose the commission than sell it to you and see you at Kroger in two years.

What I'm actually good at

Three things, honestly. Reading a specific market at the street level rather than the city level — which side of a road changes school districts, which subdivisions hold value, where the problems are. Negotiating, which is mostly preparation and patience rather than aggression. And running the transaction: inspection, appraisal, financing, title, contractors, deadlines. That last part is unglamorous and it's where most deals actually fall apart.

What I'm not

I'm not the highest-volume agent in Hamilton County and I'm not trying to be. I'm not going to pressure you into a decision before you're ready, and I'm not going to tell you it's always a great time to buy. Sometimes the honest answer is wait six months, or look ten minutes east, or stay where you are and renovate. I'd rather give you that answer and earn the referral.

I do what I say I'm going to do

If I say I'll call you Thursday, I call you Thursday. That sounds like a low bar. In this industry it isn't, and it's most of what my referrals are actually built on.

You get the honest read

What the house is worth, what's wrong with it, what it'll take to fix, and whether the deal makes sense for what you're trying to do. Including when the answer isn't what you were hoping for.

I own the process

Contract to close involves a dozen parties and a hundred small deadlines. That's my job to manage, not yours. You should be thinking about movers, not chasing a title company.

Long-term over the transaction

I'd rather have a client for twenty years and three houses than win one deal today. Every recommendation I make gets weighed against that.
